Overall performance was varied, with the headline number being a 38% year-over-year increase in the average price of signed contracts. There were 18 contracts signed for the month, the top deal being 459 West Broadway Unit PHS at $13,995,000. The 33 new listings represented a 28% year-over-year decline, though average asking prices stayed steady, and the top new listing was Bayard House Unit 4 at $13,495,000. There were 17 sales, led by Spring and Thompson Unit PH at $19,750,000. In the luxury $5M+ segment, the period saw 20 signed contracts, 25 new listings, and 18 sales.

New Development was relatively quiet, with 2 contracts signed, the top at 10 Greene Street Unit PH for $11,500,000. There was 1 new listing, 72 Grand Street at $6,450,000, and 6 sales, with the top being the Spring + Thompson Penthouse mentioned above.

Resale condos posted 10 contracts signed, a 25% year-over-year increase, led by 27 Wooster Street Unit 4A at $7,200,000. The segment had 21 new listings, topped by Bayard House Unit 4 (also the overall top new listing for the month), and 4 sales, with the top being The New Museum Unit 5M at $9,664,000.

Resale co-ops saw 6 contracts signed, a 25% year-over-year decrease, with the top contract at 459 West Broadway Unit PHS for $13,995,000. There were 11 new listings spread across 11 different buildings, the highest being 421 West Broadway Unit 6 at $11,750,000. Sales came in at 7, also across 7 different buildings, led by 41 Greene Street Unit 5 at $5,800,000.

The single-family segment registered just one transaction in each category: 1 contract at 200 Sixth Avenue for $7,500,000, 1 new listing at 30 Sullivan Street for $19,950,000, and 1 sale at 514 Broome Street for $6,000,000.

Overall, the market is defined by mixed signals, with opportunities for growth emerging amid decreasing supply.
