Overall, there were 149 $1 million-plus contracts signed in the Upper East Side, an increase of 16% year over year. The top contract was at 40 East 73rd Street for $24,950,000. There were 249 new listings, down about 10% year over year, with the top new listing at the new development at 1122 Madison Avenue, Unit 17, for $38,750,000. There were 122 sales during the month, a 14% increase year over year, with the top sale at 740 Park Avenue, Unit 4D/5D, for $38,000,000.

Marketwide, 19 of the signed contracts came specifically from the new development sector, up 111% year over year. The top new development contract was at 255 East 77th Street, Unit 3D, for $8,150,000. There were also 19 new listings placed on the market this month in the new development sector, a 217% increase year over year. The top new development listing was Unit 17 at 1122 Madison Avenue, as mentioned above. There were 16 new development sales, with the top being the penthouse at The Surrey for $19,398,250.

Resale condos saw a slight decline of 15% year over year, with 36 contracts signed. There were 83 new resale condo listings and 36 sales, with sales up 25% year over year. Resale co-ops increased by 23% to 83 contracts signed, with 121 new listings and 62 sales.

Two single-family homes went into contract during April: 178 East 73rd Street and 251 East 61st Street. There were 7 new single-family home listings, the top being 9 East 88th Street for $35,000,000. There were also two sales, one of which was 178 East 73rd Street, which went into contract and sold within the same month, along with 219 East 72nd Street. 

Of these marketwide stats, 18 of the contracts signed were over $5 million, 69 of the new listings were over $5 million, and 17 of the sales were over $5 million. Overall, new listings grew the most in the luxury segment, with a 77% increase month over month and 7% year over year. This points to a healthy pipeline of high-end inventory entering the Upper East Side market, giving luxury buyers more options as activity at the top end continues to build momentum.
