The real estate market in Soho and Nolita during February showed a mix of activity across different segments. Overall, contracts signed decreased slightly by 29%, landing at 10 contracts signed for the month. At the top, there were two standout contracts at $10M, one at The New Museum and one at Spring + Thompson - a new development. These helped push both the dollar volume and the average price for signed contracts higher. New listings also dipped slightly, with 16 new listings coming to market. The highest was the penthouse at 69 Wooster Street, listed at $29,800,000.
The new development segment remained relatively stable this month, with new listings consistent year over year, including one listing at $6.45M that is already in contract within the same month at 74 Grand Street. Sales also remained unchanged compared to the previous year. However, dollar volume saw a noticeable increase, rising by 68% to $10M.
The luxury market above $4M showed mixed results this month. Contracts signed increased by 34%, with 8 of the signed contracts coming from the $4M+ market, and the average price rose by 22% to $7.56M. There was a drop in both new listings and sales in this segment. There were 8 new listings and 5 sales.
The resale condo segment saw a slowdown this month, with both contracts signed and new listings trending down. That said, the average price for signed contracts increased by 36% to $6.38M, showing resilience in pricing despite lower overall activity. Sales did see an uptick, highlighting a somewhat mixed market in this segment.
The resale co-op market recorded one contract signed at $5.995M. There were four new listings and 6 sales within the co-op segment.
These insights paint a complex picture with luxury and high-value properties remaining in demand despite overall lower market activity.
