When you zoom out and look at homes over $1M market-wide alongside the $5M+ segment, a few themes stand out quickly: new development is surging, co-ops are reawakening, and buyers are showing up decisively for top-tier inventory.

New development was one of the clear drivers of activity in January. New listings in the $5M+ new development market exploded, up 1,200% year-over-year, as developers brought significant high-end inventory online. Buyers responded in kind, specifically at 1122 Madison Avenue, where over 12 units are in contract out of 26 units in only 11 days. Contracts signed surged across both the $1M+ and $5M+ categories, confirming that demand for modern, turnkey products remains deep. Pricing followed the momentum. Buyers are prioritizing new construction, and developers are meeting that demand head-on. 

After a quieter period, resale co-ops showed meaningful life in January. Activity picked up sharply, and buyers appear increasingly comfortable re-engaging with classic Upper East Side co-ops. The resale condo market told a more selective story. Fewer deals closed, but the homes that did sell did so at higher price points.
