January wasted no time in the West Village. If the first month of the year is any indication, 2026 is shaping up to be a standout year, with buyers moving quickly and pricing accelerating across nearly every segment. Looking at both $1M+ market-wide and the $5M+ tier, the message is consistent: demand is strong, activity is up, and buyers are acting with conviction.
January’s numbers point to a market in full stride. In the broader $1M+ market, sales climbed 58% with 30 sales. While total dollar volume increased as well, reaching $198M for sales. New listings in the $1M+ market inched up 7% with signed contracts also up by 30%.
Townhouses once again anchored the West Village by sheer dollar volume. In the $1M+ category, single-family homes accounted for $45M in sales, with average pricing just over $15M. At the $5M+ level, average prices climbed even higher to $24M, while recorded sales doubled year-over-year.
In the $1M+ category, both contracts signed and sales doubled. At the $5M+ level, sales jumped 300%, confirming that high-end condos in play. Pricing responded quickly. Average resale condo prices climbed 54% for signed contracts to $4.16M.
Co-ops delivered steady, dependable growth. Sales increased 50%, while both average pricing and dollar volume rose as well. Inventory expanded as well, with listings up 25%, giving buyers more breathing room than in the condo market.
New development was the quietest corner of the market in January. Activity was limited, with one sale at $1.3M. That said, as resale inventory tightens and competition intensifies, attention is likely to shift toward new product later in the year as it becomes available.
January 2026 in the West Village was defined by confidence and speed. Buyers are back, competition is real, and pricing is responding accordingly.
With mid-range inventory tightening and luxury listings expanding, strategy matters more than ever. For buyers, preparation and decisiveness are key.
